Camellia Banks

Acquisition:

  • Camellia Banks was acquired by our LDI A&D team. After discovering this undeveloped property, LDI knew this was the perfect location for a new development comprised of single family homes in this highly sought after location in Beaufort, SC. This waterfront community is comprised of 50 homes on the Morgan River.
  • This project was funded with a mix of private equity and institutional debt in the form of an acquisition loan.

Entitlement & Permitting:

  • LDI purchased Camellia Banks fully entitled and permitted.

Horizontal construction:

  • LDI managed the site work in house by partnering with a local site contracting team in order to prepare the site for vertical construction.

Vertical Construction:

  • Logan Homes will manage all vertical construction of these homes, while a few of the waterfront premium lots will be sold to select custom builders for construction.

Sales and Marketing:

  • This project is in a highly-sought after part of Beaufort, with quick access to shopping, dining and more. This property features a 6 acre pond, marsh views and a deep water day dock. Demand is already high for this new development and continues to build.

Disposition of Asset:

  • Home sales will soon be underway and as demand is high, we expect a quick sell-out of this unique community.
