The Reserve at Beaumont Oaks Community

Acquisition:

  • The Reserve at Beaumont Oaks was acquired by our LDI A&D team.
  • LDI started with a vision of a development comprised of single family, townhomes and luxury apartment homes in a highly sought after location in North Wilmington. A private equity group formed a partnership with LDI to bring this vision to life.
  • This project was funded with a mix of sponsor equity, private equity and institutional debt in the form of a Commercial A&D loan. LDI secured the loan with an institutional bank.

Entitlement & Permitting:

  • LDI took on the year-long challenge of complex local approvals and detailed negotiations to bring this project to life. LDI managed all site plans, layouts, and all permitting.

Horizontal construction:

  • LDI bids and manages all civil contracting and off-site DOT work to prepare the site for vertical construction.

Vertical Construction:

  • Logan Homes will manage all vertical construction of the duplex-style townhomes and single family homes.

Sales and Marketing:

  • As the sole builder, Logan Homes will lead all sales and marketing efforts.
  • This project is in a highly-sought after part of Wilmington, in a prime location to area beaches, shopping, dining, and quick access to the main highways in and out of Wilmington.

Disposition of Asset:

  • The Reserve at Beaumont Oaks home sales will begin in Spring 2022, and is already the most highly anticipated project in the northern part of Wilmington, NC. As demand is high, we expect a quick sell-out of this unique community.
