Wedgewood at Lanvale

Acquisition:

  • LDI purchased a mix of finished lots and raw land in a community that was nearly 30% complete.
  • LDI’s vision was to bring to market an amenitized single family development with first-time homebuyers in mind.
  • This project was funded with a mix of private equity and institutional debt in the form of an A&D loan as well as an acquisition loan for the finished lots.

Entitlement & Permitting:

  • LDI handled all entitlements and permitting for the semi-finished and to-be-finished raw land.

Horizontal construction:

  • LDI Utilities performed all civil contracting necessary to bring pad-ready lots to market.

Vertical Construction:

  • As part of the preferred builder team, Logan Homes began construction on single family homes and were met with great success.

Sales and Marketing:

  • The onsite builder sales team joined with the support of a national real estate firm, Coldwell Banker, and Logan Homes saw sustained success in the sales and marketing of their homes until they exited the community.

Disposition of Asset:

  • Prior to sell out of the community, the remaining LDI inventory of lots was sold to another local builder.
